Common Signs Your Concrete Structure May Need Repair

Concrete structures are designed to last for decades, but exposure to moisture, weather, de-icing salts, and everyday use can gradually lead to deterioration. Recognizing the early warning signs can help property owners and managers address issues before they become more extensive—and more expensive—to repair. 

Not every crack or surface imperfection indicates a structural problem, but certain conditions should never be ignored. 

1. Concrete Is Cracking 

Concrete naturally develops some small shrinkage cracks as it cures. However, larger, widening, or recurring cracks may indicate movement, moisture intrusion, or structural distress. 

Cracks should be evaluated if they are: 

  • Increasing in width or length 
  • Allowing water to penetrate 
  • Appearing near structural supports 
  • Accompanied by displacement or uneven surfaces 
  • Reappearing after previous repairs 

An assessment can determine whether cracks are cosmetic or require structural repair. 

2. Pieces of Concrete Are Breaking Away (Spalling) 

Spalling occurs when sections of concrete chip, flake, or break away from the surface. In many cases, this is caused by corrosion of reinforcing steel beneath the concrete. 

Warning signs include: 

  • Loose or missing concrete 
  • Exposed reinforcing steel 
  • Rust staining 
  • Hollow-sounding concrete 
  • Falling concrete hazards 

Spalling typically indicates that deterioration extends beneath the surface and should be addressed promptly. 

3. Surface Scaling Is Becoming Widespread 

Scaling appears as thin layers of concrete flaking or peeling away from the surface. It commonly develops on exposed concrete subjected to freeze-thaw cycles and de-icing salts. 

Although early-stage scaling may appear cosmetic, continued deterioration allows moisture to penetrate deeper into the concrete, accelerating future damage. 

4. Reinforcing Steel Is Visible 

Concrete protects reinforcing steel from moisture and corrosion. Once steel becomes exposed, it is far more susceptible to rusting. 

Because corroding steel expands as it rusts, it creates internal pressure that causes additional cracking and spalling. 

Visible reinforcement is a clear indication that repairs should be evaluated. 

5. Rust Stains Are Appearing 

Orange or brown staining on concrete surfaces often signals corrosion occurring beneath the surface. 

While the stain itself may seem minor, it can indicate that reinforcing steel has begun to deteriorate. 

Early investigation may prevent significantly larger repairs later. 

6. Water Is Entering the Structure 

Water infiltration is one of the leading causes of concrete deterioration. 

Common signs include: 

  • Active leaks 
  • Damp concrete surfaces 
  • Water dripping through parkade ceilings 
  • Efflorescence (white mineral deposits) 
  • Persistent moisture after rainfall 

Finding and correcting the source of water intrusion is often just as important as repairing the concrete itself. 

7. Balcony or Parkade Deterioration Is Increasing 

Balconies, parking structures, and exposed slabs experience some of the harshest environmental conditions. 

Watch for: 

  • Cracking 
  • Spalling 
  • Surface scaling 
  • Ponding water 
  • Rust staining 
  • Deteriorated expansion joints 

Routine inspections can help identify deterioration before larger restoration projects become necessary. 

8. Concrete Sounds Hollow 

Concrete that sounds hollow when tapped may indicate delamination—a condition where layers of concrete have separated internally. 

Delaminated concrete can eventually become loose and develop into spalling if left untreated. 

Professional sounding surveys and condition assessments can identify affected areas before visible damage occurs. 

9. Previous Repairs Are Failing 

Repair materials should perform for many years when the underlying cause of deterioration has been addressed. 

If repaired areas begin cracking, separating, or deteriorating again, it may indicate: 

  • Continued water infiltration 
  • Ongoing reinforcement corrosion 
  • Incompatible repair materials 
  • Structural movement 

Understanding why a previous repair failed is essential before undertaking new repairs.
