A Metro Vancouver residential parkade with active water infiltration, concrete deterioration and corrosion damage required coordinated grouting, crack injection and waterproofing restoration while remaining open to residents.

Epoxy is generally used to bond crack faces and restore structural continuity in concrete. Polyurethane reacts with moisture and expands, making it suitable for stopping active water infiltration. The correct material depends on what the crack is doing.

Yes. Polyurethane injection can be highly effective for active leaks in foundations, parkades, retaining walls, tunnels and other below-grade structures. The infiltration pathway must first be identified so the repair addresses the source rather than only the visible exit point.

No. The crack must be assessed to understand whether it is active or stable, dry or wet and structural or non-structural. Some cracks may require monitoring, movement accommodation or a different repair approach.

Retro reviews crack patterns, staining, pressure conditions, joints, penetrations and adjacent waterproofing. The visible leak location may not be the original entry point, especially in below-grade structures.

Grout is injected through controlled locations beneath the slab to fill the void and restore support. The material, pressure and injection pattern are selected according to the size of the void and the condition of the surrounding soil.

Certain grouting methods may raise and stabilize a slab, but the feasibility depends on the cause and extent of settlement, the slab condition and the supporting soils. The site must be assessed before lifting is recommended.

Compaction grouting uses a stiff grout mixture to displace and densify loose soils. It can improve support conditions and reduce settlement risk beneath foundations and infrastructure.

Permeation grouting injects a lower-viscosity material into the spaces within loose soil. It can reduce permeability and strengthen the treated ground without significant excavation or displacement.

Most scopes require limited demolition and can be completed with the building operational. Access may be temporarily restricted around injection areas, but work is phased and coordinated in advance.
