Concrete Damage 101: Scaling

Concrete deterioration often appears as cracking, spalling, scaling, rust staining, exposed reinforcing steel, water infiltration, hollow concrete or failed previous repairs. These conditions can signal corrosion, delamination or ongoing moisture damage

Concrete scaling is one of the earliest visible signs that a concrete surface is beginning to deteriorate. While it often starts as minor surface flaking, untreated scaling can allow moisture and de-icing salts to penetrate deeper into the concrete, accelerating deterioration and increasing future repair costs.

What is Concrete Scaling?

Scaling is the loss of the concrete surface, where thin flakes or layers begin to peel away. It most commonly affects exposed concrete surfaces such as parkade slabs, ramps, sidewalks, balconies, loading docks, and exterior stairs.

In its early stages, scaling may appear cosmetic. Over time, however, it can expose the concrete to further moisture intrusion, freeze-thaw damage, and reinforcement corrosion.

What Causes Scaling?

Scaling typically develops due to one or more of the following factors:

  • Repeated freeze-thaw cycles
  • De-icing salts penetrating the concrete surface
  • Poor finishing practices during concrete placement
  • Inadequate air entrainment within the concrete mix
  • Improper curing after placement
  • Long-term weather exposure

In many cases, multiple factors contribute to the deterioration.

Why Does it Matter?

Although scaling often begins at the surface, it should not be ignored.

As the protective concrete cover deteriorates, moisture and chlorides can penetrate deeper into the slab. Over time, this increases the risk of:

  • Reinforcing steel corrosion
  • Surface delamination
  • Concrete spalling
  • Reduced service life
  • Higher repair costs if left untreated

Early intervention is often significantly more cost-effective than extensive restoration after deterioration has progressed.

How is Scaling Repaired?

The appropriate repair method depends on the severity and underlying cause of the damage.

Typical repair approaches may include:

  • Surface preparation and localized concrete repairs
  • Removal of deteriorated concrete
  • Repair mortar installation
  • Protective coatings or sealers
  • Waterproofing systems where appropriate
  • Ongoing maintenance to reduce future deterioration

A condition assessment can help determine whether the damage is primarily cosmetic or indicates deeper structural deterioration.

When Should You Arrange An Assessment?

Consider having a concrete restoration specialist evaluate the structure if you notice:

  • Widespread surface flaking
  • Loose or hollow-sounding concrete
  • Exposed reinforcing steel
  • Rust staining
  • Water infiltration
  • Scaling that continues to worsen each winter

Early assessment can help identify the cause of deterioration and determine the most effective repair strategy before more extensive damage develops.

Retro Insight

Not every scaled surface requires major restoration. The key is understanding whether the deterioration is limited to the surface or whether moisture has already reached the reinforcing steel below. A professional assessment provides the information needed to prioritize repairs and extend the service life of the structure.

Why does Concrete Crack?

Concrete cracks for many reasons—from natural shrinkage and temperature changes to water infiltration, corrosion, and structural movement. While some cracks are harmless, others can signal underlying deterioration. Understanding why concrete cracks can help property owners identify potential problems early and determine when professional assessment may be necessary.

What are Expansion Joints? Why they are Essential for Concrete Structures?

Concrete structures are constantly shifting due to thermal changes, settlement, and heavy load forces. In this guide, we break down what expansion joints are, how they function as critical relief gaps, and why installing the right system is essential for preventing severe cracking, water leaks, and long-term structural failure in BC commercial properties.
